Our site is within a flood zone so to counteract any future possibilities of flooding or storm surges building zoning requires us to have at least a 3 feet elevation off the ground level of the site for the first floor. I elevated my site by 5 feet and used 1:7 ratio ramps for entry. I will be providing renderings of this landscaping, exterior facade, and interior shots really soon.

I wanted to engage the waterfront site more by providing an outdoor accessible area in some of the hotel rooms.  I didn't want to provide just a visual connection to this beautiful site but also a physical one as well. Unfortunately, I was only able to implement balcony space on the 4th floor without expanding the size of the floors. However, the views overlook a beautiful cityscape of downtown Manhattan and New Jersey while overlooking the East River. The outdoor area addition can allow people to access the exterior environment and feel the effects of wind brushing against them, the delicate water moisture, and the soothing sound of rolling waves. These effects were what I felt best influenced my overall design concept so I wanted to engage visitors in as much of that as possible.

I color coded the facade materials of the theater similar to how I did my shopping center and hotel:

- The gray ribbons represent a white anodized aluminum or concrete for a large portion the roof.
- The red is also anodized aluminum most likely with a reddish tint but final color may change.

- The light green is green, gray, or blue tinted glass. Final color will be chosen after rendering.

- The navy blue may is an alternate glass type most likely entirely transparent.

- The red is also anodized aluminum most likely with a reddish tint but final color may change.
